Manager/ Senior Manager - Store Expansion
We are currently hiring for several senior roles within our Business Development team as part of our ongoing business expansion.
Key Responsibilities:
Site development - explore potential locations including market analysis, feasibility study, site visit and site presentation
Determine the best locations for store opening
Build a pipeline, timetable of store openings and workplan to achieve target of store opening
Negotiate rental terms to secure commercially acceptable rents and contracts, and prepare legal documents (MoU, Terms & Condition)
Negotiate with malls / land owners on getting the best spots for on-site advertisement and promotion in the most cost-effective manner, and execute the same
Support in getting all the necessary documentation from landowners to get store licenses/permits
Prepare budget for stores development
Negotiate rates and work closely with contractor to coordinate fit out of new outlets, prepare the equipment and manage technicians, and ensure each outlet is ready for opening & to meet sales targets; supervise contractor staff as necessary
Serves as the main point of contact with external entities in relation to the site projects
Required Qualification & Skills:
Has 7 to 10 years of proven experience in retail business development/ expansion or leasing.
Has extensive experience managing multi-property portfolios and working with large-scale mall groups, or in aggressive chain retailers, franchise expansion teams, or convenience HQs.
A proven track record of successful negotiations with top-tier/premium mall landlords, and/or opening 50+ stores within a chain retail environment.
Direct experience working for a large retailer, F&B chain, or convenience store HQ is essential.
Demonstrated ability to plan and execute long-term expansion roadmaps rather than just reactive site selection.
Possesses sharp strategic thinking and a deep understanding of retail economics.
Advanced negotiation skills with the ability to navigate complex, high-pressure discussions with senior stakeholders.
Decisive and results-oriented, with the "grit" to push through long-lead negotiations and setbacks.
Highly self-motivated with an obsessive attention to follow-through and project completion.
